Construction is underway for a new build-to-rent project in the South Mountain area.
Real estate developer Rockefeller Group announced plans for Farinosa Villas, a 213-residence rental community spread across 17.4 acres near 35th Avenue and Dobbins Road in Laveen.
“Farinosa Villas reflects our continued commitment to investing in the Southwest and broadening our residential portfolio to meet pockets of demand for different styles of living,” Brandon Dillingham, managing director at Rockefeller Group, said in a news release.
“Laveen offers a compelling combination of natural surroundings, access to major employment centers and a growing residential community.”
What will Farinosa Villas look like?
The development will offer a mix of one-, two- and three-bedroom layout options. The single-story and multi-level units will be split among detached homes, duplexes, townhomes and carriage-style residences.
Layouts will average around 1,187 square feet. Every unit will feature private outdoor space, while select residences will include private yards and attached garages.
Interior features include:
- European-style white oak cabinetry and quartz countertops
- Stainless steel appliances
- In-home washers and dryers
- Smart-home technology, including electronic locks, smart thermostats and video doorbells
Community amenities center around a clubhouse with a resident lounge, kitchen and fitness facility. Outdoor common spaces feature a lap pool, fire pit, barbecue grills, shaded lounge areas, recreational space and a dog park.
The site will also include covered parking and electric vehicle charging stations.
Location and timeline for Laveen project
Located roughly 2.5 miles from the Loop 202 South Mountain Freeway, the development gives residents direct access to job centers, dining and shopping across the Valley, as well as nearby hiking and outdoor trails at South Mountain Preserve.
Preleasing is scheduled to open before the end of 2026, with the first residents expected to move in by February 2027.
