13-acre commercial development taking shape in Cave Creek

Black Mountain Marketplace, which is a new 13-acre commercial development, is taking shape in Cave Creek.

The marketplace will be located at the southeast corner of Cave Creek Road and Carefree Highway. It is zoned for general commercial use and will offer a diverse mix of retail stores and restaurants for residents and visitors to explore, according to a news release.

Tenants are currently negotiating to join the marketplace.

The commercial development is expected to significantly improve the town’s sales tax base and economic vitality and has been planned for a while — the section of land was zoned commercial prior to Cave Creek‘s incorporation in 1986.

The project has met the Town’s Zoning Ordinance in terms of the appropriate parking, building setbacks, outdoor lighting and landscaping. Additionally, environmental stewardship is a priority of the project.

The Black Mountain Marketplace developer prepared a Native Plant Inventory and a Salvage Plan with a licensed professional. The plan is to have cacti and trees, and the regulatory steps are being taken to ensure the proper permits and expert oversight.

There will be a portion of the residential-zoned property on Black Mountain left open to display Cave Creek’s unique landscape and allow visitors to view the town’s corridors through a Transfer of Density, the release said.

For the project, land has been established to allow native plants to begin growing for when the marketplace is ready.

Cave Creek’s water resources will not be affected during the construction of this project, as the City of Phoenix will supply water for development south of Carefree Highway.
