Intersection Development, a Phoenix-based real estate development firm, is breaking ground next month on two projects, SISU Roosevelt and Arcada, that total an investment of more than $70 million.
The developments will bring 125 new homes to the area as well as reuse and preserve historic buildings for dining concepts by Clive Collective, the company behind The Americano, Tell Your Friends and Neon Spur.
SISU will be a 12-story, mixed-use tower at 821 N. First Avenue while Arcada, located at 801 N. First Avenue, will be anchored by Ada, a Coastal American restaurant located in Stoddard-Harmon House that will use wood-fired cooking and have a raw bar. They are meant to further Intersection Development’s planned pedestrian connection through Roosevelt Row called Fascination Street. It is expected to have lighting, landscaping and interactive media.
“People should come downtown on purpose and stay because the area gives them a reason to,” Intersection Development Co-Founder Zac Cohen said in a news release. “A century-old house on one end, and Atari, a futuristic hotel on the other, and the arts district all around it. That’s a destination, not a project.”
SISU was designed by räkkhaus and will feature Nordic-minimal interiors, built-in millwork, a rooftop event space, an elevated pool and amenity deck, ground-floor retail and boutique offices.
Alongside Ada, Clive Concepts will open two other dining and nightlife concepts called Love Call, which will be a cocktail-forward neighborhood bar, and Kuza Tori, a sushi handroll bar and HiFi Japanese listening lounge. A 3,500-square-foot outdoor space called Mode will connect the venues with alfresco dining and lounge seating.
All of the restaurants will be served by a shared kitchen called Clive Kitchen. Clive will also have a headquarters on site.
