Work progresses on industrial development near Buc-ee’s in Goodyear

Formation Interests and Crescent Real Estate LLC broke ground on phase two of Formation Park 10, an industrial development in Goodyear, last week.
The project located near Bullard Avenue and Van Buren Street next to the Buc-ee’s. It comes after the completion of phase one, which consisted of five buildings that totaled almost 689,000 square feet.
“We are excited to break ground on this next phase of Formation Park 10. There is a very large amount of smaller businesses that need high quality space here along the I-10 corridor and there are limited options,” Formation’s Mike Gilbert said in a news release. “Phase two of Formation Park 10 was designed to accommodate a large swath of business sizes.”
The second phase is a three building expansion that will amount to 261,168 square feet. It is designed for tenants who are looking for more than 100,000 square feet of space or flexible space ranging from 15,000 to 25,000 square feet.
The expansion is also supposed to complete Formation’s vision of creating a mixed-use business park that will consist of a diverse range of occupants.
”This will be Formation’s third project in the Phoenix metro area and we could not be more excited to expand our investment in this market. We are amazed with the growth that is happening in Maricopa County,” Formation CEO Adam Herrin said.
The second phase will be designed by Deutsch Architecture Group and leased by CBRE. Meanwhile, Willmeng Construction will be the general contractor.
Construction of the three buildings is expected to complete in spring 2027.
