Luxury rental community with Net Zero Energy Ready designation coming to Scottsdale

PHOENIX — Construction is underway on a new luxury rental community in Scottsdale called Avala.

Last week, officials broke ground on the 94-home development near 64th and Oak streets.

MODUS Companies, the project’s developer, said it’s the first single-family rental community in the city to earn the Net Zero Energy Ready designation.

Homes with this designation have been certified to be so energy-efficient that a renewable energy system could offset most or all of the home’s annual energy use, according to the U.S. Department of Energy.

This means Avala residents will have the potential to reduce energy costs by 50% to 70% compared to standard homes.

What will homes at Avala be like?

Each home is single-level. There are one- and two-bedroom layouts, which have private backyards anywhere from 15 to 22 feet in depth.

Homes also have 10-foot ceilings, smart home features, open-concept designs, walk-in closets and kitchen islands.

Aside from the houses, there are also several amenities, including a fitness center, a pool and spa, private workspaces, a pilates studio and a second-story lounge with views of Camelback Mountain and Papago Buttes.

MODUS Companies President Ed Gorman said it’s designed for people who choose to rent.

“We’re creating homes that offer the design, privacy and livability people typically associate with ownership, paired with high-quality amenities and intuitive technologies that support how people actually live and work today,” Gorman said in a press release.

A historic architectural feature

MODUS Companies is also restoring a historic building designed by Frank Lloyd Wright that is on the rental community’s property.

The historic building will be restored as a resident hub for work and meetings, maintaining the architecture while installing a tech-forward interior. Some of those features include Zoom rooms, podcast studios, private offices and conference rooms.

Leasing starts in spring 2027. Company leaders expect construction to wrap up in fall 2027.
