PulteGroup plans 80 townhomes near TSMC’s $165B Phoenix plant

PulteGroup Inc. (NYSE: PHM) plans to build a townhome community in north Phoenix.

The Atlanta-based homebuilder has requested rezoning for 9.42 acres at the southeast corner of North Valley Parkway and Casino Avenue, which is on the southeast portion of the North Gateway Village.

The land is about a 10-minute drive from the Taiwan Semiconductor Manufacturing Co.’s $165 billion plant it’s developing in north Phoenix, where thousands of workers will need a place to live.

The property currently is zoned Planned Community District with underlying C-2 zoning. The application is to rezone the land to PUD in an effort to build 80 townhomes, according to documents on file with the city of Phoenix.

Called Solis at Norterra, the community will feature two-story, rear-load townhomes similar to other contemporary townhomes the homebuilder has delivered in other markets, said Mike Hifler, director of land planning and entitlement for PulteGroup.
