Saddleback, a $1 billion community in Peoria, recently revealed its debut collection of model homes ahead of its first residents moving in this summer.

The 5,300-acre master-planned community is developed by Castle Hill Partners and expected to consist of 6,500 single-family homes, multifamily residences, a resort, resort-inspired amenities and up to 2 million square feet of commercial space.

The homes are located in the community’s inaugural village, Saltbrush, and were constructed by homebuilders Taylor Morrison and Lennar.

“Saltbrush represents the first chapter of Saddleback coming to life,” Castle Hill Partners vice president of development Carlee Ryan said in a news release. “Our goal has been to create a community that reflects the majesty of the desert with a focus on connection and outdoor living.”

As part of the launch, Taylor Morrison has six model homes that span three distinct collections and come in a range of sizes, layouts and price points. They include:

  • The Discovery Collection consists of 72 homes and five open-concept floor plans with modern, flexible living spaces. They span from 1,575 to 2,507 square feet and are priced from the mid-$400,000s.
  • The Encore Collection consists of 130 homes and eight floor plans that have lofts, flex rooms and multigenerational living options. They range in size from 2,072 to 3,185 square feet and are priced from the mid-$500,000s.
  • The Passage Collection consists of 81 homes and seven floor plans with multi-car garages and indoor-outdoor living options. They span in size from 2,380 to 3,877 square feet and are priced from the mid-$600,000s.

“Saddleback offers a beautiful setting inspired by the natural surroundings of the desert and we’re thrilled to launch six new thoughtfully designed model homes here that suit a wide range of lifestyles,” Taylor Morrison regional president Brad Schoeberg said. “With a prime Peoria location close to top schools, workplaces, scenic trails and more, there’s so much for future homeowners to enjoy.”

In August, Lennar will introduce its model homes at Saddleback. It will have four single-level homes and one two-story home that range in size from 1,965 to 3,253 square feet.

Additionally, prospective buyers will be able to choose from 14 different home designs that span in size from 1,830 to 3,253 square feet and have four to five bedrooms. Four of the floor plans include Lennar’s Next Gen suite, which provides residents with a private yet connected living space.

“Saddleback offers a diverse selection of thoughtfully designed homes that meet the needs of today’s families, from growing households to multigenerational living arrangements,” Division president Rick Morris said. “With 14 floor plans across three collections, including four Next Gen designs, we’re excited to welcome homebuyers to experience the flexibility, quality and lifestyle that Saddleback has to offer.”
