Optima gets approval for $1B luxury mixed-use community in north Scottsdale

PHOENIX — Luxury residential developer Optima announced Tuesday plans to move forward with a $1 billion sustainable, mixed-use community in north Scottsdale.

After receiving city approval, plans to break ground on Optima McDowell Mountain Village are set for the spring or summer of next year, developers said in a press release.

The new development located near Scottsdale Road and the Loop 101 Pima Freeway will be made up of six concrete, 8-story buildings with 1,330 condominiums and apartments.

Each building will contain its own rooftop deck with a 50-meter Olympic-length swimming pool, along with a running track, fire pits, outdoor theater and lush landscaping.

Various amenities will be offered in the lobby levels, including a sauna and steam room, dog park, business center and a theater.

The rooftop deck will offer views of McDowell Mountains, Pinnacle Peak and Camelback Mountain.

It will also be the largest private rainwater harvestings site in the country. Therefore, residents will be expected to use a quarter as much water as the average single-family home and half as much water as the average multi-family residence.

Optima McDowell Mountain Village will become the first project built in Arizona under the new International Energy Conservation Code (IECC) and the International Green Construction Code (IgCC).

Optima has locations built in Kierland, Biltmore Towers and Sonoran Village.
