A new speculative development project is set to bring more than 180,000 square feet of industrial space to the West Chandler employment corridor, city officials announced.
The project, dubbed Ten56, will be developed through a partnership between STAG Industrial and Becknell Industrial. It will be located at the southwest corner of 56th Street and Chandler Boulevard, less than a mile from the Interstate 10 and Loop 202 interchange.
The development aims to address a tightening industrial market in the East Valley. According to real estate database CoStar, the industrial vacancy rate in West Chandler sits at 6.2%, significantly lower than the Phoenix metropolitan area’s average of 11.4%.
Chandler Mayor Kevin Hartke emphasized the economic importance of adding specialized real estate to the area, which has become a hub for technology and advanced manufacturing.
“Industrial development projects like Ten56 are critical to our local economy,” Hartke said in a press release. “This investment reinforces Chandler’s reputation as a premier location for business and ensures we continue to have the space and infrastructure needed to support the companies that drive our community’s success.”
The facility is being designed as shell space with an open, divisible layout, allowing it to accommodate either a single large operator or multiple tenants.
City officials and developers noted that the location is uniquely positioned to attract tech, logistics and semiconductor employers due to its freeway accessibility and proximity to a highly skilled local workforce.
“Successful economic development is about more than locating a company in a building,” Chandler Economic Development Director Micah Miranda said. “It’s about creating an environment where capital partners and development teams can make investments with confidence.”
Harry Kutner, vice president of acquisitions and development for STAG Industrial, said the project is expected to draw high-quality industrial users to the area.
Construction is scheduled to begin pending the completion of the city’s standard development plan review process. Developers have targeted August 2027 for completion of the building.
