Mesa approves Culdesac’s 27-acre project with 1K homes and retail space
Mesa City Council has approved an agreement with Tempe-based Culdesac to develop a 27-acre vacant parcel in Mesa called Site 17.

Mesa City Council has approved an agreement with Tempe-based Culdesac to develop a 27-acre vacant parcel near University and Mesa drives in downtown Mesa.
Called Site 17, the undeveloped city-owned land has been on the city’s drawing board for years, Mesa Mayor Mark Freeman said.
What’s important about Site 17 in Mesa?
“This land has been vacant for more than 20 years,” Freeman said in a statement. “This development will give families more options, including for-sale housing, create opportunities for small businesses, and help downtown remain a place where people choose to live, work, and invest.”
Culdesac is expected to begin construction in 2027 on a project that eventually will include 1,000 residential units, along with retail and commercial space that will total anywhere between 25,000 and 50,000 square feet.
The entire project is expected to be fully built out by 2034.

Swell. More demand on already limited water supplies. Growth is everything until the house of cards collapses.
Did you guys ask the people who already dwell in the city what they think? No i dont want more real estate investments close to me. This city is turning into a game of monopoly. The traffic congestion with get worse if there are more people living in the city. More pollution per square mile if there are more people living within that square mile. You guys dont think about the repercussions of your actions for future generations. You just think about the money in your pocket now. If this is what you think is "good" then we need some other people making decisions for us. You aren't making decisions for the greater good of everyone only yourself.
Culdesac is expected to begin construction in 2027; the entire project is expected to be fully built out by 2034. I was looking forward to this more dense, eco-friendly development, but I'll probably be deceased before they finish it. In the same amount of time, they will build hundreds of new roads and widen every lane in Mesa to 10 lanes.
