PHOENIX — Lululemon, Culinary Gangster, an escape room and a Pilates space are among a slate of seven new tenants coming to a $2 billion development in Phoenix.

PV, a mixed-use development near Paradise Valley Parkway and Tatum Boulevard, spans over 100 acres and features dining, entertainment, retail, residential, wellness and office tenants. There’s also a park for community events.

RED Development recently announced a flurry of activity for the massive project at the former Paradise Valley Mall site.

The following three new tenants are set to open in 2026:

  • Lululemon, coming this summer
  • Next Health, a wellness destination coming late 2026
  • WeWhiten, a teeth-whitening studio coming late 2026

Three others are set to debut in 2027:

  • Helios Pilates, a 2,341-square-foot pilates studio
  • Escapology, a 4,500-square-foot escape room
  • Culinary Gangster, a 3,022-square-foot family-owned restaurant specializing in burgers, wraps, quinoa bowls and more

OBON, a contemporary Asian restaurant, is also joining the PV lineup, but no opening date was provided.

Mike Ebert, managing partner at RED, said these additional tenants add depth to the community experience at PV.

“From dining and wellness to entertainment, each business contributes to the vibrant, connected environment we’ve envisioned, one where people can truly spend the day, meet friends and feel part of something special in the heart of Phoenix,” Ebert said.

The seven new tenants are joining an array of businesses that are set to open at PV.

A 92,000-square-foot Life Time athletic country club will open on Thursday.

Two previously announced tenants are set to open before the end of the year: Face Foundrie, a facial bar with skincare services, lashes and brow care; and Zara Nail Bar, a full-service nail salon.

Additionally, two other tenants are opening in late 2027: dessert spot Too Sweet Cakes and Mediterranean eatery Cala.
