Construction begins on $20.1M medical office condominium development in Queen Creek

Construction broke ground on The Collective on Ocotillo, a medical office condominium development, in Queen Creek on Tuesday, commercial real estate firm Kidder Matthews announced.

The $20.1 million project is being developed by Mesa-based A.T. Craft near Signal Butte and Ocotillo roads and is expected to be completed in the first quarter of 2027.

Additionally, it provides healthcare professionals and medical users the chance to purchase or lease office space in one of the Phoenix metro’s fastest-growing communities.

“Demand has been strong. We were aware of a handful of users looking around before launching the marketing campaign,” Perry Gabuzzi, executive vice president of Kidder Matthews, said in a news release. “Once we launched, we saw a notable increase in activity and uncovered more interest from owners/users and tenants in the market.”

Kidder Matthews is the executive listing broker for the development.

The project will have four buildings that total approximately 48,000 square feet. Broken down, they are each:

• 17,967 square feet
• 10,677 square feet
• 9,663 square feet
• 9,612 square feet

They will be designed to consist of modern architecture, be accessible and provide a modern healthcare environment.

The condominium will also offer monument and building signage opportunities as well as covered parking stalls for physicians.

Interested tenants can purchase or lease anywhere from 2,500 square feet to the whole building. It was noted that 25,000 square feet are currently in negotiation and another approximately 13,000 square feet has purchase and sale agreements sent out.

“Queen Creek is one of the most dynamic growth markets in the Valley, and healthcare infrastructure needs to keep pace with that growth. Every aspect of The Collective on Ocotillo was planned with the provider and the local community in mind,” Garret Clifford, CEO of A.T. Craft, said.

There is more than 347,000 square feet of planned retail development within 3 miles of the project. Additionally, the town’s population has increased by nearly 57% to around 83,900 residents since 2010 and is projected to grow to almost 148,000 residents by 2035.
