Mile-long industrial park called called C|303 joining Glendale’s Loop 303 corridor

PHOENIX – A mile-long industrial park is coming to Glendale as the build-out of the Loop 303 corridor continues, developers announced Wednesday.
The two-phase Class A project, called C|303, will cover nearly 113 acres on the northeast corner of Loop 303 and Camelback Road.
Merit Partners is developing C|303 along with First Industrial Realty Trust and Diamond Realty Investments. JLL is the exclusive leasing broker for the property.
“Requirements for industrial space have become increasingly sophisticated, but C|303 has anticipated those needs,” Kevin Czerwinski, president of Merit Partners, said in a press release. “Its diversity of buildings and connectivity will support cutting-edge logistics and supply chain users.
“These are exciting opportunities in the Loop 303 corridor that underscore the depth and breadth of our market.”
The first phase of C|303 will have three buildings: a 958,847-square-foot structure expected to be completed by July 2023 and two others of 375,660 and 420,536 square feet to open in September 2023.
Phase two will add 1.4 million square feet, with build-to-suit opportunities available now.
“Merit has experienced the demand for West Valley industrial product first-hand, particularly with the swift development and leasing of its nearby PV 303 industrial park,” said Riley Gilbert, managing director of JLL’s Phoenix office.
“Their ability to secure such a large parcel for C|303 means that they can continue to develop state-of-the-art industrial buildings in a corridor where land availability has significantly tightened.”
