Peoria neighborhood rated as best housing market in Phoenix area

PHOENIX – A Peoria neighborhood has the best market for housing in the Phoenix area, according to a new report.
The northwest Valley community of Tierra del Rio was the region’s top performer in the second annual ATTOM Data Solutions Neighborhood Housing Index, which was released Thursday.
The property data company rated nearly 11,000 neighborhoods nationwide on six factors: affordability, home price appreciation, school scores, crime rates, unemployment rates and property taxes.
Tierra del Rio “really scored well across the board,” Daren Blomquist, ATTOM senior vice president, told KTAR News 92.3 FM. “I would say the schools score stands out as the biggest winner there for that particular neighborhood.”
On a scale of 0-5, the neighborhood east of the Loop 303 at Happy Valley Road scored 4.4 for its schools, Blomquist said.
The Valley’s top communities in the index were scattered across the region. No. 2 was Royal Palms in Mesa, followed by Sonoran Foothills in north Phoenix, Eagle Mountain in Fountain Hills and Moondance in Mesa.
A Tempe neighborhood west of Arizona State University, Riverside, was the bottom-rated community in the Phoenix area.
Riverside scored only 1.33 in the schools category, and a household income of just $37,000 dragged down its affordability rating despite a relatively low median home price of $231,000.
“Even though home prices don’t seem extremely high there, it’s not very affordable for folks who live there,” Blomquist said.
The top market nationally was the Pine Ridge neighborhood in Naples, Florida.
