Waitlist for new Chandler affordable housing project to be filled through lottery

A new affordable housing waitlist is now open in Chandler for Villas on McQueen, a development near McQueen Road and East Trails End Place.

PHOENIX — Chandler officials are implementing a lottery system to fill hundreds of spots on a waitlist for a new affordable housing project.

The waitlist will be used to fill dozens of apartments through a project-based rent program at Villas on McQueen, which is located at 77 N. McQueen Road, just south of Chandler Boulevard.

Potential tenants who earn below set income thresholds must start the process by creating an online account with the Chandler Housing & Redevelopment Division. Then they can submit pre-applications for the Villas on McQueen waitlist lottery from noon Friday until noon May 22.

The system will randomly select 600 applicants to be placed on the waitlist. Entrants who are not selected will have to reapply if they are still interested the next time the waitlist opens.

Some applicants will receive preference in the selection process, including those who are elderly, veterans, disabled, at risk of homelessness or classified as families.

However, applicants with multiple preferences will not receive priority over those with just one. Project leaders use what they describe as a “lumping” system, meaning one preference is treated the same as multiple preferences.

Who’s eligible to pre-apply for Villas on McQueen?

Villas on McQueen has 157 units overall, but the waitlist is only for 78 units that are part of the Project-Based Voucher program, which lets qualified tenants pay 30% of their income toward rent, while U.S. Department of Housing and Urban Development funding covers the rest.

To qualify, a household’s gross income cannot exceed the following limits:

  • 1 person: $47,160
  • 2 people: $53,820
  • 3 people: $60,600
  • 4 people: $67,320
  • 5 people: $72,720
  • 6 people: $78,120
  • 7 people: $83,520
  • 8 people: $88,920
  • 9 people: $94,248
  • 10 people: $99,634

Pre-applications for Villas on McQueen are available in both English and Spanish.
