Developers spend $13.8M on 38 acres for industrial project in Mesa
A 38-acre industrial development in Mesa consisting of four large buildings is coming to Mesa, according to developers behind the project.
PHOENIX — A 38-acre development consisting of four large industrial buildings is coming to Mesa, according to officials behind the project.
Construction of ATLAS Exchange, a Class A development project, is slated to start in the third quarter of the year, which is anywhere from July to September.
The industrial development in Mesa represents the largest land acquisition to date of ATLAS Capital Partners, which bought the land for $13.8 million.
What’s unique about new industrial development in Mesa?
The development at 4140 S. Signal Butte Road will span four buildings that range from 40,000 square feet to 100,000 square feet in size. It’s close to the Loop 202 and Mesa Gateway Airport.
Some of the building will include amenities like shaded ramadas and pickleball courts.
ATLAS CEO Chris Walton said this development is unique due to its low-coverage building designs. This means the Class A industrial development consists of buildings that take up less of the site’s total footprint, which leaves extra room for large yards tenants can use for various operational purposes.
“Rather than maxing out building coverage, we plan to deliver a modern combination of appropriately sized, high-finish buildings with large screened and secured yards,” Walton said in a Tuesday news release. “This style of product is virtually nonexistent in metro Phoenix, yet is in high demand with the ever-evolving industrial landscape.”
What types of tenants will be at new industrial development in Mesa?
ATLAS Exchange will service single-tenant users that want operational flexibility with dedicated yard space, according to the release. The large yards will be fully paved, lit and secured.
Various companies can benefit from these buildings, such as logistics, telecommunications, contractors and equipment suppliers.
Early lease negotiations are already underway at the new industrial development in Mesa.
Build-to-rent opportunities are also available, according to the release.
