PHOENIX — An Arizona ranch set on 1,730-plus deeded acres with water and mineral rights is listed for $19.5 million in Patagonia.
The Rail X Ranch borders the Coronado National Forest and has such a high price because of its “triple threat” of resource security (expansive deed acres, mineral rights and water assets), according to a press release.
The estate’s extensive water access includes two natural artisan springs and eight active wells.
The ranch is located near Arizona State Route 82 and Tiara B Ranch Road, and the main residential compound is 8,934 square feet.
The compound features a six-bedroom, six-bathroom artisan house with saguaro-rib patio ceiling and a 20-seat formal dining room, with an additional two-bedroom guest casita that includes a library, two secondary homes, three apartments, a steel workshop and a ranch office suite, the release said.
The climate in the region is normally 10 to 15 degrees cooler than Tucson.
Russ Lyon Sotheby’s International Realty, which listed the property, said the ranch’s “landscape supports world-class birding, hunting” and equine use. It also has a “built-in exit strategy” for the buyer, “with permitted subdivision rights for adjacent parcels.”
Additionally, the ranch could be used in many ways, including a private retreat, a corporate compound or a strategic land bank.
