Office complex near Sky Harbor returns to its industrial roots

Lincoln Property Company has broken ground on a new airport submarket project that will transform a Tempe office complex into multifunctional industrial buildings.

The site of the project has been in use since 1977, when it was originally an industrial development property. It was converted to office use in 2018 and is now being reconverted into a two-building, Class A logistics campus on an infill site for Sky Harbor Logistics.

The site is three miles from Phoenix Sky Harbor International Airport.

“Sky Harbor Logistics … is now returning to its industrial roots, ready to meet the demands of an entirely different economy,” Lincoln executive vice president John Orsak said in a news release. “Phoenix has changed drastically in the last half century, but great real estate evolves with it.”

When the project is completed, the property will span 16.25 acres and about 254,000 square feet across two buildings near 14th Street and Albert Avenue.

The two buildings will share amenities meant to support high-volume distribution, air freight and time-sensitive shipping operations. That includes 32-foot ceilings, 44 dock doors, four drive-in doors and 266 parking spaces.

“Sky Harbor Logistics sits within one of the West’s most dynamic logistics corridors, giving it exceptional regional, national and international connectivity,” Lincoln vice president Nick Nudo said in a news release. “Its local infill location adds to that connection, providing direct access to major transportation corridors, strong labor pools and last-mile delivery routes, a combination that is becoming harder to find in major U.S. markets.”
