Construction underway on neighborhood shopping center called South Tempe Square

PHOENIX – Construction is underway on a neighborhood shopping center at a south Tempe intersection.

South Tempe Square will fill an empty lot at the northwest corner of Rural and Warner roads, real estate company Thompson Thrift announced Tuesday.

Nearly 75% of the 27,000-square-foot shopping center is already either leased or under negotiations. Tenants are expected to start opening in the second half of 2026.

“Leasing activity has been strong, and we’re excited to deliver a well-rounded mix of retailers, restaurants and service providers that reflect the needs and energy of this growing neighborhood,” Ashlee Boyd, Thompson Thrift commercial managing partner, said in a press release.

What businesses are coming to South Tempe Square shopping center?

BURN Total Body Conditioning, Pacific Dental, Look Lab, Luna Grill, The Slice House by Tony Germignani and GoodVets are the confirmed future tenants.

The Slice House is a California-based pizza chain that has been planning to enter the Arizona market since 2023, according to Phoenix Business Journal.

Luna Grill, a fast-casual Mediterranean restaurant, is another California-based chain aiming to expand into the Grand Canyon State.

A 4,500-square-foot restaurant pad and two spaces for retail or service providers are still available at South Tempe Square.

“We’re committed to creating well-designed and intentional projects that serve the needs of the community, and we believe South Tempe Square will be a valuable addition for local residents and the broader Tempe area,” Dan Sink, Thompson Thrift president and chief financial officer of development, said in the release.

Thompson Thrift also is developing a Safeway-anchored mixed-use project called The Gilmore that is under construction in Gilbert.
