Construction underway on 4-building industrial project in north Phoenix

PHOENIX – A new industrial development to support Arizona’s booming semiconductor industry is under construction at the site of a razed call center in north Phoenix.

ReDiscover Logistics Park is being built on a 43.5-acre property at 23rd Avenue and Beardsley Road.

Developers ViaWest Group and Barings LLC held a groundbreaking ceremony with Willmeng Construction earlier this month. The 808,448-square-foot project in Deer Valley is expected to be completed in early 2027.

“You can’t get much better than this corner in this city. This is truly an unparalleled opportunity,” Alex Boles, ViaWest Group managing director, said in a press release.

How ReDiscover Logistics Park fits into Valley’s semiconductor space

ReDiscover Logistics Park is situated near the intersection of Interstate 17 and Loop 101, providing easy access to the TSMC Arizona semiconductor manufacturing campus.

“The Deer Valley submarket is experiencing significant momentum, driven in part by the growth of TSMC and related industries, and this development is designed to support that expansion with best-in-class building quality and exceptional access,” Boles said.

ViaWest Group and Barings purchased the property, which was formerly known as the Deer Valley Innovation Park, and tore down the existing 345,000-square-foot building, which once housed a Discover Financial Services office and call center.

The new industrial development will consist of four buildings ranging from 189,280 to 212,000 square feet. The structures are designed to accommodate a diverse range of tenants.

JLL Capital Markets arranged $107 million in construction financing for the project. Real estate services company CBRE is handling the leasing.
