West Valley’s industrial boom grows with 700,000-square-foot Avondale Tech Center

PHOENIX — Phoenix-based Creation closed on a 38-acre Avondale site Tuesday to develop a 700,000-square-foot campus aimed at luring pharmaceutical, aerospace, semiconductor and defense tenants.

The project, called Avondale Tech Center, is located near Avondale Boulevard and Van Buren Street.

The new campus consists of three buildings ranging from roughly 212,000 to 254,000 square feet, designed to serve advanced manufacturing, research and development.

“Avondale Tech Center represents a highly strategic site that required a full rezone and extensive coordination with city stakeholders and neighboring users to bring to fruition,” said Grant Kingdon, principal of the Mountain West region for Creation. “The Southwest Valley continues to see strong demand from both distribution and manufacturing users, driven by access to a skilled workforce, reliable infrastructure and connectivity to the greater Phoenix metro.”

Construction is expected to begin this summer.

Creation is developing several industrial sites around the Valley

Creation has been steadily expanding its footprint across the Valley in recent years.

The firm recently broke ground on Harbor Park, a two-building, 163,364-square-foot industrial complex in Glendale, where PODS Phoenix preleased much of the space.

In Gilbert, Creation recently broke ground on Heritage Park, a 10-acre mixed-use development in the city’s Heritage District that will include retail, restaurants, a luxury apartment community and a public town square.

Other Creation projects in the region include The Switchyard in Queen Creek, The Loop in Scottsdale and Park Algodon in Phoenix.
