Construction begins on Avondale Tech Center, a 700,000-square-foot industrial campus
The three-building Class-A development sits along Interstate 10 in the West Valley's core manufacturing corridor in Avondale.

Construction is underway on a new 700,000-square-foot industrial campus in the West Valley aimed at advanced manufacturing and tech industries.
Creation, a real estate development and alternative investment firm, partnered with a real estate fund advised by Crow Holdings Capital to break ground on Avondale Tech Center. Project partners, investors and city leaders gathered for a ceremonial groundbreaking Tuesday to celebrate the beginning of construction.
Spanning 38 acres on the northwest corner of 117th Avenue and Corporate Drive, the three-building Class-A development sits along Interstate 10 in the West Valley’s core manufacturing corridor, offering connectivity to Loop 303, Loop 101 and the Loop 202 extension.
“The Southwest Valley has demonstrated consistent demand from distribution and manufacturing users, and Avondale Tech Center was designed to meet the needs of the most operationally demanding among them,” Grant Kingdon, principal of the Mountain West region for Creation, said in a news release.
“The building specifications and amenity program we’re delivering go well beyond what this submarket has historically seen. Paired with access to a skilled workforce and dependable utilities, we expect it to draw the kind of users who have made this corridor one of the most resilient in the Phoenix metro.”
What features will Avondale Tech Center have?
The campus is designed to target advanced manufacturing, research and development, pharmaceutical development, aerospace, semiconductor manufacturing and defense contracting. Individual buildings on the site will range from 212,184 to 254,264 square feet.
Specifications feature:
- 36-foot clear heights
- Seven-inch unreinforced slab floors
- 3,000-amp, 480-volt three-phase power (expandable to 6,000-amp)
- Four EV chargers with eight charging stalls per building
- Fully gated, secure site parameters
- Steel roofs and upgraded K-25 ESFR sprinkler systems built to FM Global standards
Outside of standard operational space, the property will also incorporate tenant-focused amenities, including dedicated outdoor gathering areas for each building, a walking path wrapping around the campus and shared pickleball courts.
Community support and completion timeline
As part of Creation’s practice of donating to a local charity with every new project, the developer presented a $25,000 donation to the Southwest Family Advocacy Center during the groundbreaking ceremony.
The non-profit works to support victims of child abuse, domestic violence, sexual assault and elder abuse through coordinated investigation and treatment.
LGE Design Build is serving as both the architect and general contractor for the project. Riley Gilbert, John Lydon and Kelly Royle of JLL are leading leasing efforts for the campus.
Construction is scheduled for completion in the third quarter of 2027.
