Chipotle, Einstein Bros. among first tenants at 86-acre Park Algodon development in west Phoenix

PHOENIX — Phoenix-based developer Creation has completed construction on Park Algodon, an industrial and mixed-use development that will be home to retail and dining locations in west Phoenix.

The $250 million, 86-acre development sits on the northwest corner of Loop 101 and Indian School Road. It includes approximately 1.3 million square feet of speculative industrial space and an adjacent 7-acre retail component, which will feature more than 14,000 square feet of restaurant and retail space.

Industrial campus rolls out in two phases

Creation developed the first phase in partnership with Clarion Partners. It includes four buildings totaling 725,000 square feet, with tenant spaces ranging from 30,000 to 317,000 square feet. A second phase, already permit-approved, will add a single 556,000-square-foot building.

The retail portion, called The Shops at Park Algodon, was developed by Creation separately and includes four pads for additional restaurant development.

The first two buildings will be turned over to tenants in April, with opening dates expected later this year. Confirmed tenants include Einstein Bros. Bagels, Chipotle, Luna Grill and Zara Nail Bar.

“From the beginning, our goal was to deliver a thoughtfully designed, highly visible destination that supports both employment growth and daily convenience for the surrounding community,” Creation chief operating officer Alex Bez said in a press release. “Reaching full build-out at Park Algodon is a meaningful milestone for our team, and for west Phoenix.”

Creation, founded by David Sellers and Bob Agahi, has a pipeline of $4.5 billion in developments across eight states.
