Construction begins on 1.1 million-square-foot warehouse in Phoenix

Construction is underway on a massive new speculative industrial megawarehouse in the West Valley aimed at filling a critical shortage of large-scale logistics space in the Phoenix metro area.

Willmeng Construction recently broke ground on GO|99 North, a 1.1 million-square-foot, Class A warehouse and distribution facility in Tolleson. Developed by GO Industrial, the project marks the largest single building the real estate firm has brought to market.

The development sits on 75 acres in Tolleson’s Estrella Park neighborhood, offering direct three-minute access to Interstate 10 and sits less than 5 miles from the Loop 202 South Mountain Freeway.

“GO|99 North answers a genuine shortage of million-square-foot-plus buildings in this market, and it strengthens a corridor we’re deeply invested in,” GO Industrial President Robert Guerena said in a press release. “Building on our success directly to the south at GO|99 South, we’re excited to bring this project and the opportunity it creates to the West Valley.”

Filling a market void

All existing 1 million-plus-square-foot warehouses in Arizona are fully leased by major e-commerce and retail tenants, according to recent market trends, leaving virtually no available speculative megawarehouses of that size across the state.

While many developers have paused new large-scale projects to let the market balance out, GO Industrial and Willmeng are actively moving forward to address the demand.

Designed by DLR Group, GO|99 North is the firm’s second major project along 99th Avenue in southwest Phoenix. Its predecessor, GO|99 South, a three-building, 1.28 million-square-foot industrial park built by Willmeng, sold in 2023 for $165 million in one of the state’s largest industrial transactions that year.

Building specifications

The facility features:

• 40-foot clear heights
• 190 dock-high doors and 4 grade-level doors
• All-concrete 245-foot truck courts
• Parking for 1,200 vehicles and 113 trucks or trailers

The building is also engineered with a TPO 60-mil roofing membrane, R-38 roof insulation, clerestory windows for natural light, air-conditioning-ready infrastructure and 3,600 AMPS of expandable power. The property will be enclosed by a perimeter fence with seven rolling gates.
