Gilbert officials recommend rezoning 16-acre lot so new Target can be built

A new Target is a step closer to being developed in Gilbert despite some pushback from residents.

The Gilbert Planning Commission voted 6-1 March 5 to recommend approval for the rezoning of a 16-acre lot at the southeast corner of Higley and Ocotillo roads to allow for a large retail shopping center.

The development will now go before Gilbert Town Council on April 7.

If the rezoning is ultimately approved, it would amend the Marbella Vineyards Planned Area Development and change the underlying zoning from Shopping Center to General Commercial to allow for a 128,660-square-foot tenant, which the applicant anticipates being Target. The current zoning district caps a standalone building at 75,000 square feet.

In addition to Target, the developer is proposing an 8,100 square foot “sit-down restaurant” and a 3,000 square foot “financial institution with a drive-through component.”
