Developer announces plans for $41M downtown Tempe office transformation

PHOENIX — A Phoenix-based developer announced plans on Thursday for its $41 million, five-building office campus transformation in downtown Tempe.

The new project will replace the landmark Hayden Station as the new “Arbor” with renovations scheduled to begin in Q4 2021 and end during Q3 2022.

It’s set to include a $18 million renovation under a design theme of “urban organic” that will transform the campus into an office and retail destination.

When finished, Arbor, which is located near Mill Avenue and Third Street, will total approximately 124,148 square feet with four two-story buildings and a single five-story office building.

There will be a heavy emphasis on vegetation in the new approach, patios will be installed and the courtyards will be converted into a semi-private park setting, officials said in a press release Thursday.

Key amenities will include hanging daybeds, a yoga garden, mother’s room, covered garage and a 50-person indoor training room.

In the heart of downtown, Arbor’s tenants will have access to over 50 restaurants and bars within a walkable distance.

“Arbor’s urban organic design concept allows us to keep and enhance the best aspects of this property, reimagining them with materials like raw steel, natural woods, natural stones and vegetation elements to create the kind of tasteful park setting that you’d find at a high-end resort,” George Oliver design’s lead architect Jay Sciarani said in the release.
