Mesa announces new industrial complex in Gateway area

PHOENIX — A new 19-acre Class A industrial development is coming to the Mesa Gateway area, the city of Mesa announced Thursday.
Power 202 Business Park, developed by Bird Dog Industrial, will sit north of Loop 202 on Power Road. Construction will begin in November and is set to be completed by October of next year.
“We welcome Bird Dog Industrial’s Power 202 Business Park as an important addition to Mesa’s Gateway area,” Mesa Mayor John Giles said in a press release.
“With its flexibility to accommodate a variety of business types, the new development is well suited to serve many of the burgeoning industries in the East Valley.”
The 330,000-square-foot complex will house three buildings catering to flexible business uses including office space, warehouses and industrial use.
Building A will be 70,000 square feet, while Buildings B and C will be 146,000 square feet and 114,000 square feet, respectively.
Each building will also feature drive-in doors and varying clear heights.
Changes to Power Road will also be made during the time of development. Sidewalks will be added, along with street widening and intersection improvements.
“Power 202 Business Park will be a tremendous addition, bringing more than 300,000 square feet of available Class A space to the Gateway area,” District 6 Councilmember Kevin Thompson said in the release. “This is a prime location, in the heart of an opportunity zone, and I am excited to see the continued growth of this employment corridor.”
The development site is within one of Mesa’s federally designated opportunity zones.
According to the press release, “opportunity zones allow investors to defer and potentially reduce taxes on capital gains, so long as the gain is reinvested in a qualified opportunity fund that invests in a qualified opportunity zone.”
