Fiesta Village in Mesa may get a residential and retail makeover

PHOENIX — Fiesta Village, once a booming retail destination in Mesa, may soon get a makeover.
“The idea is to blend both retail and restaurant uses together with a 220-unit luxury apartment community,” said Adam Baugh, a zoning and land use attorney for W.M. Grace Companies and P.B. Bell. “That would be called the Landing at Fiesta Village.”
The 15-acre Fiesta Village was built in 1979 as a shopping center on Alma School Road and Southern Avenue in Mesa, right across from Fiesta Mall.
Shifting retail trends and the rise of online shopping forced merchants out and the property has been vacant for a number of years.
W.M. Grace Companies, the company that owns Fiesta Village, is trying to breath new life into the area. It recently partnered with residential developer P.B. Bell to move the project forward.
The plans included four retail buildings and an apartment complex with 220 units.
Baugh said having the apartment complex there would “bring immediate shoppers right into the area.” He said residents would be able to enjoy a mix of sit-down restaurants and casual restaurants.
Construction was not expected to begin for a few more months.
The Mesa City Council would first need to approve building permits and rezone the property.
Baugh said that could happen by May or June.
“If successful, we would like to begin construction immediately,” Baugh said. “I think you can see something happening as early as this summer or this fall.”
