Construction completed on West Valley industrial development with rail access

PHOENIX — Construction on West Summit at Surprise, a massive industrial project with rail access, has been completed, developers announced Monday.
The 707,380-square-foot development, which consists of two large buildings, stands in the Summit Business Park at the northwest corner of Dysart and Cactus roads.
It’s going to be a valuable addition to Arizona’s supply chain, according to the senior vice president of Dallas-based Mohr Capital, the company behind the project.
“Many distribution, manufacturing and logistics companies require rail access for their operations,” Theobald said in a news release. “West Summit Surprise is among the few brand new and immediately available buildings providing that capability.”

One of the buildings is 453,960 square feet with 36 feet of clear height. On top of that, it also offers rail capability to the BNSF railroad.
The second building is 250,512 square feet with 32 feet of clear height.
Both buildings offer various features:
- 2,500 square feet of office space.
- 3,000 amps of power.
- LED lighting.
- ESFR sprinklers.
- 60-feet speed bays.
- Secured truck courts.
- 50 feet x 56 feet column spacing.
There’s also enough parking for 207 vehicles and 225 trailers. Altogether, the two buildings have 157 dock-high and eight grade-level doors for companies to take advantage of.
The massive development sits on nearly 47 acres of land less than five minutes away from Loop 101, Loop 303 and Northern Parkway.
Additionally, the project is Foreign Trade Zone capable, which means it’s eligible for up to a 72.9% reduction in state real and personal property taxes.
