Peoria adds new rules for vacation and short-term rental properties

PHOENIX — Peoria announced Tuesday that it will be the latest city to adopt new rules for vacation and short-term rental properties.

The new rules require property owners to apply for a free permit with Peoria and comply with neighbor notification and health and safety requirements, the city announced in a press release.

It is scheduled to go into effect Jan. 1.

“Putting important safeguards in place provides a path for short term rentals to thrive while preserving the quiet enjoyment of our homes and security of our neighborhoods,” Mayor Cathy Carlat said in the release.

Owners must notify surrounding neighbors that the property is a short-term rental, including providing emergency contact information if necessary.

If not already permitted, STR property owners will be required to conduct sex offender background checks on all guests and carry liability insurance of at least $500k, according to the press release.

The new rules will also force owners to display their city registration number on all advertisements.

An STR permit can be suspended for 12 months if there are three violations of the ordinance within a 12-month period.

The permit can be requested online and is no cost to apply.
