2 buildings under construction at West Valley industrial park

PHOENIX — Construction has kicked off on a new industrial project called Tex Industrial in Goodyear, according to developers related to the project.
Developer New Merit Partners said the Phoenix-based company bringing the project to life is Stevens-Leinweber Construction.
Tex Industrial, which consists of 17.2 acres, will include one 100,737-square-foot building. The other building, which is to the south of the first, will be 132,475 square feet.
Erik Powell, the construction company’s vice president, said this development will improve the local community.

“Tex Industrial reflects Merit’s keen understanding of the Phoenix industrial market and the strategies that lead to long-term building sustainability,” Powell said in a news release last week.
Where is the Tex Industrial project in Goodyear?
The two buildings will pop up near the Loop 303 and Indian School Road. They’ll offer tenants a variety of bay sizes with:
- 36-foot clear height.
- 60-foot speed bays.
- Secured concrete truck courts that are 140 to 190 feet.
- 3,000 amps of power.
The buildings will also offer additional infrastructure to add 3,000 more amps of power, developers said.
Lastly, they’ll offer tenants 13 dock-high and 14 drive-in doors. Together the two new buildings will have parking room for 32 trailers and 324 vehicles.
Tex Industrial is within Merit Partners’ 1,600-acre master planned business park. Its corporate neighbors include Dick’s Sporting Goods, UPS, Boeing, Amazon, Microsoft and REI.
Jack Czerwinski, the managing director for Merit Partners, said this industrial project will be good for business in the West Valley.
“These are smaller-format buildings that provide Class A amenities in a mid-size space,” Czerwinski said. “They will add balance to the Valley’s growing inventory of large-format industrial deliveries without compromising on modern building features on a premier freeway location.”
