After decades of dormancy, new homes rising in Sun City

The sun has not yet set on Sun City development.

Residents in the popular Phoenix-area retirement community of Sun City are making room for new neighbors as construction gets under way on long-vacant land.

It’s the first new development in Sun City in 40 years, according to yourwestvalley.com. It’s also being called the final new development for the neighborhood.

Three model homes for the new development, Four Seasons at the Manor, are expected to be finished in time for the planned grand opening on Sept. 18. Builder K. Hovnanian will offer four other floor plans in addition to the three models.

That’s also when the public will be allowed to buy homes for the project, which should total 141 units upon completion.

It’s not yet known how much the homes will cost, but they are expected to range somewhere between the mid- to upper-$200,000s. The new homes are also expected to sell fast as they bring added inventory to the Phoenix area’s tight housing market.

Until now, the land on which the homes are being built between Bell Road and Grand Avenue has remained vacant, giving lead to plenty of chatter in the Sun City real estate community after previous attempts to break ground in the area fell through.

In addition to out-of-state retirees, the new Four Seasons development could reel in a number of local Sun City residents who may be looking to upgrade. A number of houses in the neighborhood are currently undergoing extensive renovations and, with the new development going up, local owners will now have the option to buy a new home in the area.

Built on the site of the former Maricopa County ghost town of Marinette, Sun City first opened in January 1960, drawing more than 100,000 people during its grand opening weekend.

The success of the retirement community in just a few short years inspired a “TIME” magazine cover story on Sun City developer Del Webb in 1962.

Webb later went on to develop sister retirement communities Sun City West, Sun City Grand, Sun City Anthem and Sun City Festival.
